This is a collaborative project of Andover Community Trust (“ACT”)and Merrimack Valley Habitat for Humanity (“MVHH”).
The project will include 6 units (3 duplexes). MVHH will build 2 duplexes with volunteers while ACT will build 1 duplex with the Greater Lawrence Technical School students. ACT is a community land trust and will retain ownership of the land. The purchasers of the homes must meet income eligibility at the time of purchase. The purchaser has ownership of the house. The homes will be sold with a 99-year ground lease, which includes a resale formula restriction to maintain the affordability in perpetuity. If a resale should occur, the home’s resale price is linked to the original purchase price plus appreciation tied to the growth in the area median income over the period of the homeownership. The home’s value does not appreciate with the market. The house remains affordable when it is sold to a subsequent income eligible buyer. The homeowner benefits from the stability of the monthly payments. There is modest growth of ownership equity over the life of the mortgage, but a purchaser will not receive a windfall profit from real estate inflation.
The MVHH homes will be sold to households earning 30% - 60% AMI.
The ACT homes will be sold to households earning 60% - 80% AMI.
